Facade Access Systems

Safe, Engineered Access for Exterior Building Maintenance

Your façade isn’t one condition—it’s many: parapets, setbacks, fragile roofs, and hard-to-reach elevations. We design and deliver facade access systems that let crews work safely and efficiently while aligning with Cal/OSHA Title 8 and applicable ANSI/ASME standards. From tiebacks and davits to monorails and powered platforms, every solution is engineered, installed, and certified for real-world use.

Start with a clear access strategy. End with stamped drawings, clean installation, and documentation that stands up to audits and day-to-day maintenance.

From Access Strategy to Certified Operation

We begin with how your teams actually service the building—window cleaning, inspections, repairs, and specialty trades. Then we select the right access methods and engineer the hardware to match your structure and workflow. Fabrication, installation, and certification follow a documented QA path so your program stays safe, usable, and compliant over the long term.

  1. Facade Access Assessment
Survey of roof geometry, parapets, drop zones, and structural capacity. We map access routes, stabilization needs, and rescue considerations to build a workable plan.
  2. EBM Design & Engineering
Exterior Building Maintenance (EBM) strategy, PE-stamped details, and calculations aligned to Cal/OSHA Title 8 and relevant ANSI/ASME standards for rope descent, powered platforms, and stabilization.
  3. Custom Fabrication
Davit bases and pedestals, tieback anchors, ISA hardware, and monorail supports fabricated to match the stamped design and field conditions.
  4. InstallationClean, coordinated installs with field verification and torque/weld documentation. We plan crane picks, rigging access, and protection of finished surfaces.
  5. Load Testing & Certification Proof/load testing and certification for anchors, davits, ISAs, and monorails. You receive complete reports and a schedule for ongoing inspections.
  6. Training & Program Support User training, admin procedures, and maintenance checklists so the system is used correctly and stays audit-ready.

Facade Access Services We Provide

Engineered Access. Practical Operation.

  • Method-first design: We design to how window cleaners and façade crews actually work—faster setup, safer drops, fewer surprises.
  • PE-stamped confidence: Calculations, details, and submittals that align to Cal/OSHA Title 8 and relevant ANSI/ASME guidance.
  • Retrofit expertise: We assess existing tiebacks, davit bases, and rails to determine what can be reused, upgraded, or replaced.
  • Lifecycle support: Load testing, annual inspections, and recertification keep you compliant year after year.
  • Documentation that travels: Clear reports and labeling so building staff and service vendors stay aligned.

Frequently Asked Questions

How do I choose between davits, monorails, swing stages, and a BMU?

It comes down to building height, façade geometry, drop frequency, and budget. We’ll evaluate your access routes and maintenance needs, then recommend the safest, most efficient method—or a hybrid.

Can my existing tiebacks or davit bases be reused?

Often yes, with verification. We review drawings where available, perform load testing, and identify upgrades needed to align with current requirements.

How often do anchors and davits need load testing?

Plan for periodic inspections with defined intervals for proof/load testing, plus re-testing after major events or modifications. We’ll set a schedule that meets regulatory and manufacturer guidance.

Do you provide PE-stamped engineering and certification?

Yes. Permanent façade access systems include PE-stamped drawings and certification, plus documentation suitable for audits and vendor onboarding.

What about rope descent systems—are they still allowed?

RDS may be appropriate depending on building features and anchor availability. We evaluate suitability and engineer the required anchorage and stabilization.

Will installation impact waterproofing or roof warranties?

We coordinate penetrations, flashing details, and sequencing with your roofing contractor to protect warranties and maintain performance.
